What is an EICR? A plain-English guide
EICRs (Electrical Installation Condition Reports) are the MOT of your electrics — here's what they actually check and what the results mean.
An EICR is a formal inspection and test of a fixed electrical installation. It tells you the true condition of your wiring, consumer unit, earthing and bonding — not just whether the lights come on.
What gets tested
Every circuit is dead-tested (insulation resistance, continuity, polarity, earth loop impedance) and the consumer unit, bonding and earthing are inspected. Sockets, switches and lights are visually and physically checked.
What the codes mean
C1 = Danger present, immediate action required. C2 = Potentially dangerous, urgent remedial work needed. C3 = Improvement recommended but not urgent. FI = Further investigation needed. Only C1 and C2 items make an installation 'Unsatisfactory'.
How often do you need one?
Owner-occupied homes: at least every 10 years or on change of occupancy. Rental properties in England: every 5 years (or on change of tenancy) — this is a legal requirement.
